It is situated in the rolling countryside, just a 15-minute walk from the charming village of Castel San Pietro Terme and about a 30-minute drive from the city of Bologna. Florence and Venice are also within reach, about 90 minutes away by car. The hotel is spread across several buildings throughout the estate, including the main building with restaurants, a reception area, and an extensive spa. There are also rooms and private villas, an olive oil tasting area, a golf practice course, tennis courts, and event spaces. The estate features three hectares of gardens that are part of the Grande Giardini network, known as some of the most beautiful gardens in Italy. A walk through the grounds, surrounded by vineyards, olive groves, and fruit orchards, is highly recommended. The resort offers a range of wellness and health programs created by in-house lifestyle expert Dr. Annamaria Acquaviva, who uses a holistic approach to help guests become the best version of themselves. These programs - focused on detox, weight loss, yoga, fitness, balance, and healthy aging - are built on five key pillars: nutrition, inner balance, movement, sleep, and supplements. Each program is designed to boost metabolism, reduce stress by balancing free radicals and antioxidants, and strengthen the immune system. Spanning about 2,500 m², the Varsana Spa was recognized as 'Best Spa in Italy' at the European Health & Spa Awards in 2020. It draws inspiration from ancient wellness rituals from Japan, Morocco, and Italy, offering a diverse menu of holistic treatments including chakra massages, shiatsu, therapeutic rituals, and a variety of body and facial treatments. The spa features an indoor pool (around 100 m² with water jets and streams), Turkish steam baths, a Finnish sauna, a bio sauna, an ice bath, Kneipp pools, relaxation areas, and an outdoor wellness circuit. For an additional fee, guests can also enjoy the newly opened Fusion Spa, which includes a Hammam and an Asia Spa. The resort’s impressive pool area includes seven outdoor pools, featuring an infinity pool with freshwater (around 26°C), a saltwater pool (approximately 34°C), a micromassage pool, and a stunning crystal pool with a glass dome roof.

If you are following a retreat based on the Acquaviva Method, your meals will be carefully prepared as part of a full-board plan at Ginkgo, where the chef and nutritionist design healthy, balanced dishes specifically for your program. If you are on a half-board arrangement, you can choose between Trattoria Le Marzoline and Aurevo, while Il Grifone is available at an additional cost. Le Marzoline captures the warmth of a traditional Bolognese trattoria, while Aurevo showcases classic Italian flavors from the Emilia-Romagna region, complemented by a selection of international cuisine. For a refined fine dining experience, Il Grifone offers gourmet dishes expertly paired with wines from its own cellar. For something truly unique, Treno Reale takes you on a culinary journey inspired by the historic routes of the Royal Train, with each dish thoughtfully crafted using exceptional ingredients. The hotel's dedication to sustainability is reflected in its own gardens, where fresh fruits and vegetables are cultivated.
